A lovely, bright double ensuite room is available from 1st November in leafy South Hampstead (photographs to follow!). The room would suit a student or a professional.

LOCATION

Located on Belsize Road in a period apartment building, just four minutes walk from both Swiss Cottage tube station (Zone 2, Jubilee Line) and South Hampstead overground. Finchley Road tube station (Zone 2) is a ten minute walk away, and is served by both the Jubilee and the Metropolitan lines.

South Hampstead is a fantastic place to live. Leafy, clean, safe and well-connected, there are some great little cafes, bars and restaurants in the local area, with the livelier night scenes of West Hampstead and Kilburn just a five minute tube journey away. Hampstead village, Belsize Park and Camden are also within easy reach. The journey into central London is quick and easy; this really is a wonderfully-located apartment!

There is a Tesco Metro located on the ground floor of the building itself; this is massively convenient, particularly as the shop also has a cash machine installed outside! There are several 24hr shops located within a minute's walk of the flat; there is also a Waitrose and a large Sainsburys within easy reach.

THE ROOM

The room is well-proportioned, with large windows bringing plenty of light into the room, wooden flooring, and built-in wardrobes offering plenty of storage space.

The ensuite is fitted out to a high standard, and comes with a shower, WC, wash basin and heated towel rail.

THE FLAT

The flat itself, located on the second floor of the building, is spacious and well-proportioned, with a good-sized kitchen with gas hob, oven, microwave, dishwasher and washer/dryer all fitted. There is a good-sized hallway running through the property; there is no communal lounge.

PARKING

There is secure underground parking space in the building for tenants; this is a huge benefit to renting this room! The car park is easily accessed via the internal lift.

FLATMATES

You would be sharing with three others;

Kristina (27), a PhD student from Germany

David (22), a postgraduate student from England

Nils (25), a postgraduate student from the Netherlands

They are a nice, friendly bunch who are busy in their respective daily lives, and who value their space and quiet time in the flat. They do like to go for drinks together from time to time in the local area.

LANDLORD

The landlord is London-based, and is available for consultation as and when required. She is friendly, approachable, and is happy to help!

PRICE

The room is available for £725 per calendar month - a bargain for the area, especially given the availability of underground parking! A six-week deposit is required by the landlord for this room.

There are no agency fees involved, as the flat is privately owned and let - another massive benefit to renting this room!

BILLS

Bills are not included; these come to around £80 per month in total. For professionals, council tax is payable to Camden council; a substantial discount is offered by the council on this for professionals, as the other three flatmates within the property are postgraduate students. High speed internet connection is already installed, and is around £10 per month.

FURNITURE

The room comes unfurnished as standard; however, I would be happy to do a deal for the furniture that I own which is currently in the room (double bed, orthopaedic mattress, chest of drawers, bookshelf and desk) for the incoming tenant if desired.

AVAILABILITY

The room is available from 1st November onwards; I'm looking for someone who would be available to move in on or as close to that date as possible.

Please note that this room is only available for single occupancy and is not suitable for couples, as this property does not have an HMO licence.
