We have a double bedroom available, which comes with a separate office space, in our 3-bedroom flat in West Hampstead. £583.34 rent per month + bills (approx. £90 per month). Deposit of £505.55 required, paid into a Tenancy Deposit Scheme. You will also need to pay £48.50 for the TV license as it's up for renewal in July and is good for one year.

About the room:
Lovely cosy double bedroom, plus a separate room (off the kitchen) which is a great additional space for work, study, storage etc. Both rooms come unfurnished from the landlord, but the current tenant doesn’t need all the furniture so can leave a bed/mattress and wardrobe in the bedroom and a table/desk with chair, small chest and book shelves in the office for £50.

About the flat:
In a gorgeous mansion block on Honeybourne Road in West Hampstead, the light and high-ceilinged flat comprises 3 bedrooms, a bathroom, large kitchen and even larger lounge (both with dining table and chairs so plenty of room for socialising). It’s a friendly block (we actually know our neighbours!) and there is communal garden space out the back too.

About the area:
The flat is located on a quiet leafy street, only a few minutes walk from West End Lane with its great shops, bars, cafes, restaurants, post office, library etc. Hampstead Heath is a 15-minute walk away.
Transport links are fantastic: Jubliee (West Hampstead), Metropolitan (Finchley Road) and the Northern Lines (Hampstead). There is also the Overground and Thameslink line in West Hampstead. There are three bus routes on West End Lane: the 139 (night bus as well), 328 and the C11. On Finchley Road, you have the 113, the 13 (also a night bus) and 82.

About the flatmates:
We are Jimmy (36) and Liz (33). We both work full-time: Jimmy in sales and Liz as an architect. We are friendly, sociable and independent people who respect each other's privacy. Jimmy is into music and photography (most of the prints on the walls are his, as is all the vinyl!) and he plays for the local hockey team. Liz is into fitness, baking, films, music and travel. We are not neat freaks, but we like to keep the place clean and tidy and we have a cleaner once a week which we pay for alternately (£20 every three weeks).

About you!
We're looking for someone around our age (28 - 40ish, preferably 30+) with all the qualities of a good flatmate...friendly, responsible, clean, respectful, independent etc. We also prefer a FEMALE professional to have a good balance in the flat and would prefer that you stay 1 year or longer.

The rent is paid on the 15th of the month, so we are looking for someone to take over the contract by 15 July. The room will be empty from 12 July.
