Suit quietish, female professional non-smoker or mature student who would like her own space in a welcoming house where people lead quite independent lives and who doesn't mind a more lively atmosphere now daughter has completed university. The room will suit someone who is quite happy with their own company and up for a chat but not looking to socialise all of the time. The household will consist of myself, adult daughter and another female lodger.

Mature, postgrad or BEd/PGCE student welcome (St Mary's and Kingston Universities are nearest), as are Mon to Fri or similar lets.

THE AREA: This is a quiet residential side road five mins walk to convenient Teddington centre inc good sized Tesco (open 6am til midnight most days), Boots, Superdrug, Holland and Barrett, WHSmiths and good range of independent shops, restaurants, pubs, bars etc. Lots of options for coffee and cake! It even has a minor injuries clinic and walk-in centre at the local Memorial Hospital plus a local chemist open til 8pm every night.

There is a local swimming pool, gyms, tennis courts, riding stables, river sports, library and charming high street leading to Teddington lock and footbridge to Ham, via M & S and Sainsburys convenience stores, Landmark Arts Centre and yet more independent shops and riverside pubs.

It's a historic area close to Royal Bushy Park (deer, woodland gardens and ponds included) and Thames walks. The park is a great place to walk, run, cycle or ride.

Several large shopping centres are within easy reach by bus or train, as are a great choice of theatres, cinemas, bars and clubs. Hampton Court Palace, Heathrow and Twickenham Rugby Ground are also easily accessible. There's lots of cultural stuff and classes of all sorts going on locally too.

Car: Easy access A316/M3/A3. On-street parking is free.

Trains: (six an hour) circa 35+ mins Teddington to Waterloo on loop line via Kingston or Richmond, (inc Putney/Wimbledon/Clapham Junction/Vauxhall and also line towards Sunbury/Shepperton).

Good bus links, to shopping centres and night life at Kingston, Richmond and Hounslow; and also to Heathrow.

Loads of buses: 281 (24hr Tolworth, Surbiton, Kingston OR Twickenham and Hounslow), 285 (24hr Kingston OR Hampton, Feltham, Hatton Cross and Heathrow), R68 (Kew, Richmond, Twickenham OR Hampton, Hampton Court), 33 (24hr Fulwell to Twickenham, Richmond, Sheen/Barnes and Hammersmith), 481 (limited service Sundays and not late evenings) to Kingston OR Isleworth via Whitton, inc West Middlesex Hospital, X26 (express to Croydon via Kingston and Sutton OR Hatton Cross/Heathrow).

Bus routes X26 (express) and 285 (24hr) go to Heathrow.

Night bus from Central London (N22 Oxford Circus to Fulwell). Fulwell bus garage with additional routes like the 290, 267 and R70, is also within walking distance.
