Sat in a picturesque but central location surrounded by the beautiful greens of Emmanuel Road & Tooting Common. A perfect space for a lodger who wants a tranquil & safe home to be productive or restorative in.

The house: Hidden on a pedestrianized street in Balham is our 3-bedroom house, only to be occupied by you & 1 other female tenant (she is lovely). The house is airy & extremely quiet, with a big sun-soaked lounge & solid wood flooring. Spacious, modern kitchen for you to also fully use. Lucky to have sliding doors leading to a big private garden you can enjoy, a new Bosch dishwasher + washer-dryer & underfloor heating throughout.

Your room: The beautifully decorated double bedroom is large & offers a high quality 1-year old bed, mattress, large motorized sitting standing desk and lovely storage. Wall-to-wall South-facing windows fill it with light & give a lovely view of the surrounding gardens. It's extremely peaceful.

We love the location: 3 minute walk to the village-y Hyde Farm Café & 10 to Balham's Sunday Farmer's Market. 17-minute stroll to Balham high street, with its supermarkets (Waitrose, Sainsbury's, Aldi), cosy cafés, yoga spaces and the new bookshop Backstory. Balham station offers not only the 12-minute over-ground to Victoria but also the Northern line.

About us: We are a landlord-couple, both economists, & put a lot of effort and design into our house. We are spending the summer away in Germany leaving the house to you.

Who we are looking for: You are a considerate & responsible lodger who will respect the living space and peaceful environment. We will offer the room to someone who keeps the space clean & who respects quiet time. No guests. We will settle on someone who we can trust to leave the house & will keep the house + garden well maintained throughout.
