Sunny double room in Balham

I am leaving this lovely house in Balham after two years living here and looking for a female professional in their late 20s/early 30s to replace me.

About the house:
A cosy house in Balham with a shared living room, large kitchen with dining table, bathroom, garden and basement with lots of storage. The house is on a quiet and safe residential road away from the hustle of Balham High Road.

About the room:
A nice size double room which can fit a desk for working from home and has a built in cupboard for storage. The room comes with the bed frame. If you are interested in some of the other furniture, I’ll be selling my wardrobe and mattress. The room faces out onto the garden and is really quiet and peaceful.

About the lovely housemates:
You'll be living with 3 female professionals, two in their late 20's and 1 in her early 30s. They are all working full time (one primary school teacher and two consultants). They're all independent with their own social lives but equally enjoy coming together as a house to watch tv or go out for dinner.

The area:
Balham station (northern line and national rail into Victoria) is a 7 minute walk away. There are lots of amenities nearby including a selection of supermarkets, cafes, bars, restaurants, other high street shops, gyms, Wandsworth and Tooting Common and Clapham is not far either.

About you:
We are looking for a late 20's/early 30's, like minded, female professional who will integrate well and contribute to keeping the house a homey place!

Bills/Contract:
Bills currently come to approximately £140 per month, this includes a cleaner who comes every other week.
You would replace me on our existing contract which runs until September, after that there will be a new contract. The house is managed by a great agent who is always responsive.

Availability:
My room will be available from 22nd June, but there may be some flexibility to move in earlier so happy to discuss dates.
