**About the room**

This is a double room (4.45x2.8m) at the rear of the flat, overlooking the garden, so nice and quiet. It can come with a bedside table and chest of drawers, or unfurnished. You'll need your own bed. Plenty of room to bring a desk or additional furniture.

- Rent is £831 pm.
- All bills, including broadband, come to £110 pppm.
- Total £941 per month.

In addition to this, we're looking to hire a fortnightly cleaner, as our current cleaner has recently left London. We pay £35 a month each for this, and it covers the common areas of the house.

The tenancy runs until 18 October, at which point we plan to renew for another year.

**About the current housemates**

Sarah is 38, British, and works in comms for an art school (hybrid office/wfh). She's into cycling, cooking and general outdoorsy stuff.

Julia is 39, Canadian, and works in speciality coffee. She's into coffee, baking, reading and travelling.

Bonus housemate: G, an eight-year-old rescue cat. He's greedy, snuggly and grumpy in equal measure.

We've been house-sharing here for three years. We're friendly, social and respectful. We both enjoy hosting occasional dinner parties and a garden party a few times a year, but the flat is peaceful and chilled. Whilst we have our own things going on, we like watching a film together when we're both about or grabbing a beer or ice cream in the park.

*About you*

We're looking for someone 30+ who wants to share a home, rather than an anonymous house share. Someone who is tidy and responsible is essential. Strong preference for someone working regular hours; happy to have people who WFH. No pets - sorry!
