A spacious double bedroom for rent in a newly renovated flat in the popular Canonmills area.

About the flat:

The flat is bright and spacious, with two bedrooms, one bathroom, an open living room and a new kitchen. The flat is well insulated, with new carpets and double windows in each room.

The bedroom has a comfortable double memory foam mattress, a bed side table, and a large wardrobe with plenty of storage space. The room is big enough for a desk and office chair.

The renovated bathroom has an over head rain shower, a new toilet and sink.

The newly fitted kitchen has brand new appliances that includes an induction hob, double fridge freezer, a single oven, microwave, slimline dishwasher and a washer/ dryer machine. There is plenty of cupboard space for storage too.

The living room has a double leather sofa and a recliner single sofa. Since the photos were taken I have installed a tv. There is also a foldable dining room table and chairs.

The flat has been set up with sky broadband and sky streaming.

The flat has private parking and comes with a permit.

Rent and bills:

The rent is £850 per month with a £900 deposit.

As everything in the flat is new, the monthly bills for broadband, council tax, gas and electricity is estimated to be ~£120-140 per month. But this will depend on use.

About me: my name is Matthew, I am a 27 year old working as a project manager. In my free time I enjoy seeing friends, going out for coffee and going out for meals. After work I like to keep things fairly low key in the evenings by going to the gym or yoga and Pilates classes. I also enjoy chilling out by watching tv or reading.

I am ideally looking for a professional flatmate who is clean, tidy, respectful and sociable. Let me know how often you plan to work from home. Also I am looking for someone who is ok with dogs, as I will have to occasionally look after my parents Labrador puppy!

About the location: the flat just north of the City Centre. There are excellent local facilities nearby including a Tesco and Lidl supermarket, and a wide selection of shops, cafes, delis, bistros, and restaurants in nearby Broughton, Stockbridge, and the city centre. Regular buses run to and from the city centre and surrounding areas, and Waverley Station and St Andrews Bus Station are conveniently close by. The bars and restaurants of Stockbridge and Broughton Street are within easy reach. Footpaths and cycle-paths including the Water of Leith Walkway lean to open spaces of Inverleith Park and the Royal Botanic Gardens. While all attractions of Edinburgh can be reached on foot, many bus, tram and train services are easily accessible.
