Double bedroom in quiet area near the city centre

Hi, I am looking for a housemate in Holgate near the city centre and the station. I've been living in this house for the past two years and my current house mate has decided to move in with their partner. We are renting via local agency, and it is a joint tenancy agreement.

This is a two bed house, where you will share the house with myself. At the ground floor there is a bright dining room, a spacious living room and a well-equipped kitchen. At the first floor you will find the main bedroom, the second double bedroom and a shared bathroom. There is also a smaller room that I use as an office for when I work from home. The exterior space benefits from a lawned rear garden with a shed and there is also off street parking on a driveway to the front.

The house is furnished; however bedroom comes unfurnished, it can fit both a single or double bed and is garden facing. It currently fits a double bed, a clothes rail, desk and chair.; but you can fit single bed and have more storage space.

Bills aren’t included in the rent. Split between two it comes to about £150/month (including council tax, water, energy, tv licence, and internet). Council tax is B. You'll need to provide your employment details/previous address, but guarantor in not required.

The tenancy agreement is minimum 12 months, and the start date can be flexible, between mid-June/ mid-August.

I am a professional working in the HR Department at York Hospital and work from home 2/3 days a week. I am tidy and like to treat the house as my home and take time to look after it. I am looking for someone who is keen on the same.

I enjoy cooking and baking, having a glass of wine and socialising. I also like gardening, yoga and hiking. I am considerate and respect and value independence.
