Double bedroom for professional

I currently have a 3 bedroom house with a loft conversion (this I have converted into an office space which has its own ensuite. Shower is tiny though as its in the lowest part of the roof ceiling so no ideal to use as a tall person like myself). I currently use this as an office space as I work from home most of the time. The small bedroom is currently used as a walk in wardrobe and the master bedroom I currently use.

I have a spare double room that I set up as a guest room but rarely have visitors stay over and I'm now considering renting this out.

I'm turning 33 as of June and currently have 2 dogs living with me. I am open to other dogs being in the house as long as they aren't destructive, house trained and well behaved they also will need to get along with my two. I would not be open to cats as my older dog does not like them at all unfortunately.

I haven't been in the property long so in places the house is still a bit of a working progress and I am working on getting it up to date but it is taking time so would need someone that is more open minded with this.

There is full wifi through out the house and I'm happy to share the living room, bathroom (unless you are ok with a low ceiling shower then you can have your own bathroom) and kitchen / conservatory areas. There is a small garden to the rear of the property with not a lot of space in it at the moment as it has had some furniture dumped in it (another working progress area).

The property is based in Robberttown, Liversedge on a quiet Cul de Sac with mostly retired people on the street so looking for someone that will respect that.
